While at the Planning Partnership Philip Weinstein and Ute Maya-Giambattista designed this 310-acre community, which is located about 3 miles north of Waxahachie city core. The design intent was to create identifiable units or "villages", each of about 250 or 300 families, and each with its own recognizable edges and centre. Underlying all community design decisions was the desire to put pedestrian traffic needs ahead of the contemporary criterion of suburban subdivision design: facilitating car movement. These pedestrian ways have been created by locating park links between streets, and by providing "green streets" in several key locations, which are standard street right-of-ways that include all services except a roadway. These are fronted with houses that maintain "eyes on the street" as in a normal street condition. Car access for units on green streets is facilitated by key lotting or laneway access.
