Grimsby Zoning By-law Review

Town of Grimsby

Subsequent to our Official Plan Review for the Town of Grimsby, SGL was retained again in 2012 to undertake a review of the Town's Zoning By-law.  Key issues are to introduce innovative zoning provisions that will: ensure compatible developments within established and stable residential areas; introduce design criteria for new greenfield developments; encourage appropriate mixed-use developments in the Downtown to support revitalization and intensification of the Downtown; reflect the new designations and design guidelines of the Downtown Official Plan designations; preserve the character of key areas of the Town (Grimsby Beach and Main Street); and address value-added agricultural uses.  Other primary mandates of this review are to introduce a more user-friendly and graphic-oriented format, and to simplify and consolidate the residential, commercial, and industrial zones where appropriate.  As part of our updating of the Zoning By-law, we will confirm and map approximately 400 site-specific exceptions, and convert and update the existing zoning maps into GIS format.

Wainfleet Zoning By-law Review

Township of Wainfleet

In 2011, SGL was retained again by the Township of Wainfleet to undertake the comprehensive review of the Township's Zoning By-law, subsequent to our review of the Township's Official Plan.  In order to implement the Growth Plan for the Greater Golden Horseshoe, the Provincial Policy Statement, and the Niagara Region Policy Plan, the new Township Official Plan implemented a number of significant changes to designations, permitted uses and lot provisions.  These policy directives need to be reflected in the Zoning by-law.  Some of these new policy directives entailed new zones such as a zone to reflect the Environmental Protection Area, which contains the Provincially Significant Wetland, and others entailed changes to permitted uses or lot and site provisions.  Through the Official Plan Review, we heard quite strongly from the public on a number of compatibility, lot size and density concerns that had to be reflected in the new Zoning By-law.  There were matters raised by the public during the Official Plan Review that were more related to the Zoning By-law and to Site Plan Control such as lot coverage, depth of dwellings, separation from the lake, and location of front yards adjacent to the Lake, and we addressed these matters in the Zoning By-law review.

Township of Delhi
Sorensen Gravely Lowes was retained to undertake a review and update of the Township of Delhi Zoning By-law that included preparation of an Issues & Options paper, an Issues, Options & Recommendations Paper, and a Public Open House.

Zoning By-law Review & Update

Simcoe County

Sorensen Gravely Lowes was retained to undertake a review and update of the then current Town of Dunnville Zoning By-law. This was required to bring it into conformity with both the Regional Official Plan and the Town of Dunnville Official Plan, as well as with the changes to the Planning Act.

Lefroy Zoning & Plans of Subdivision

Town of Innisfil
Sorensen Gravely Lowes peer reviewed 4 draft plans of subdivision and implementing zoning by-laws within the Lefroy Secondary Plan Area in the Town of Innisfil. New and innovative zoning provisions were developed by SGL to address urban design concerns and provide for hybrid lots.

Zoning By-law Review and Update

City of Nanticoke
Sorensen Gravely Lowes was retained to undertake a review and update of the City of Nanticoke Zoning By-law in order to conform to their new Official Plan. During the process, the City was split between the County of Haldimand and the County of Norfolk and two separate zoning by-laws were prepared.

Comprehensive Zoning By-law

East Gwillimbury
Sorensen Gravely Lowes undertook preparation of a comprehensive Zoning By-law for East Gwillimbury’s urban areas in anticipation of major urban growth.

Zoning By-law Review

City of Sault Ste. Marie
Paul Lowes was an advisor to the City of Sault Ste. Marie in the preparation of its new Comprehensive Zoning By-law.

Official Plan and Zoning By-law

City of Kingston
SGL in collaboration with a team of consultants was retained by the City of Kingston to prepare a new Official Plan for the newly amalgamated City that would combine the three official plans.
