Vales of Humber Secondary Plan
SGL, together with a multi-disciplinary team was retained to create a Secondary Plan and Block Plan for the Vales of the Humber Secondary Plan area, which is 268 hectares located in northeast Brampton. The Vales of Humber Community was planned as an upscale, executive housing community providing for a minimum of 1,000 executive lots out of a total of approximately 2,500 lots. It was the Cityâ€™s first integrated Secondary Planning and Block Planning process, where the Block Plans were implemented within the adopted Secondary Plan.
Key issues included protecting the historic hamlet of Wildfield, providing an appropriate distribution of executive lots, creating a transition adjacent to existing rural estate communities, providing a transition in lot sizes between the executive lot enclaves and the denser, smaller lot areas and distribution of parks, village greens and schools to create a walkable neighbourhood even with the large lot format.
